Residential Project Manager II

The Opportunity

As a Residential Project Manager II you will be responsible for developing plans to achieve project milestones and minimize costs for projects. You will oversee the project execution, monitor schedules and deliveries, and provide input to the design of project plans. Snow removal is required for this position.

 

Responsibilities

Subcontractor management and coordination
  • Facilitate the definition of project scope, goals and deliverables with subcontractors.
  • Schedule on-site meetings with subcontractors.
  • Coordinate with the residential team administrator to ensure all subcontractor documents (contracts, insurance certificates, W-9's, etc.) are current and up to date.
Estimating 
  • Perform site measurements and evaluations for landscape design estimate preparation.
  • Determine the scope of work to be done by outside vendors and subcontractors.
  • Solicit quotes from vendors and subcontractors.
  • Estimate labor costs involved with the project.
  • Change order preparation.
Education
  • Train and educate crew members on irrigation, planting, and other practices.
  • Stay up to date on the newest and latest industry practices and standards.
Project Management
  • Manage construction schedule and labor force required for projects.
  • Responsible for assigning crews, materials and equipment, maintaining schedules, meet budget goals, and cycle times to meet quality standards. 
  • Coordinate with project Foreman about crew size equipment and materials needed to maintain project efficiency.
  • Provide site orientation to crews which includes setup, pictures, existing conditions checklist, etc.
  • Ensure the necessary tools and equipment is available to crew(s).
  • Purchase and deliver materials in a timely manner. 
  • Resolve building code issues and permitting (includes close out of permits).
  • Maintain open lines of communication with Designers, Foremen, and homeowners on a daily basis.
  • Keep projects on schedule and within budget.
  • Other tasks as needed including but not limited to warranty and irrigation.
City permits, regulations and inspections
  • Obtain city permits on all jobs that require a permit and permit close out. 
  • Coordinate with the city to perform inspections.
Safety
  • Active member of the Safety Committee.
  • Ensure job sites are safe by following local, federal and CDI company policies.
  • Conduct safety "tailgate" meetings and on-site training sessions.
Accounts payable approvals for subcontractors
  • Approve subcontractor invoices in Fowler.
  • Confirm that the scope of work billed matches the quote.
Daily Inspection Reports (DIR's)
  • Review all DIR books on a biweekly basis.
Snow removal and shop duty
  • During winter months when landscaping projects are no long scheduled, you must be available 24/7 to assist with snow removal operations from various industrial and residential properties.
  • Work in the shop during the winter months to ensure small equipment is up and running for the next season.

Qualifications

Education and experience
  • Bachelor's degree in a technical area of study or equivalent experience.
  • Minimum of 5-7 years of related experience or training is required.
  • Must have a valid driver's license and a clean MVR.
Specialized knowledge, skills and abilities
  • A complete understanding of landscape construction.
  • A strong working knowledge of irrigation construction.
  • Ability to read and understand architectural drawings.
  • Knowledge in MS Project, leases, contracts and construction practices.
  • Requires advanced analytical and quantitative skills.
  • Requires basic knowledge of estimating terms and principles.
  • Conduct budget and project cost analysis.
  • Comprehend, analyze and interpret complex documents.
  • Responsible for setting work unit and/or project deadlines.
  • Strong organizational and analytical skills.
  • Ability to provide efficient, timely, reliable and courteous service to customers.
  • Ability to effectively present information.
  • Ability to problem solve.
  • Intermediate skills with Microsoft Office Suite.
  • Make decisions with a thorough understanding of procedures, company policies, and best business practices to achieve general results and deadlines.
  • Excellent written and verbal communication skills.
  • Bilingual (English/Spanish) is preferred.
