Commercial Landscape Project Manager (Superintendent)

The Opportunity

As a commercial project manager, you will be responsible for overseeing project operations to deliver a quality product that is on schedule and within budget. Snow removal operations for this position are required.

Responsibilities

Project Management

  • Review contract documents, specifications, blue prints and estimates to fully understand the scope of work to begin setting the construction schedule, pre-purchase log, financial projections which yield the cost and time limitations of the project. 
  • Schedule and manage team members for projects.
  • Collaborate with project foreman on equipment needed, crew size, specialized crews, materials and other needs required for the project.
  • Manage subcontractors per the scope of the project. 
  • Provide site orientation to crew to examine site set up, existing conditions, plans, checklists, etc.
  • Ensure the necessary tools and equipment are available for the crew(s). 
  • Purchase and deliver materials in a timely manner to avoid possible “down time” of crew.
  • Resolve building code issues and permitting with appropriate governing agencies.
  • Remain proactive to minimize potential communication issues and coordination of activities amongst crews, subcontractors, etc. 
  • Simultaneously supervise various projects to keep them on schedule and within budget. 
  • Create warranty work orders. 
  • Monitor labor costs weekly and make changes as required to stay within the budget. 
  • Manage foreman’s schedule. 

Project Close-out

  • Prepare and assign team members to complete checklist.
  • Conduct job cost analysis after achieving substantial completion.
  • Follow-up with warranty material within a timely manner. 

Administrative

  • Process timesheets daily to Contractors by deadline date and time; weekly delivery of paychecks. 
  • Process and negotiate Change Orders as needed. 
  • Maintain document control. 
  • Weekly AR/AP approvals. 

Weekly Owner, Architect and Contractor (OAC) meetings

  • Facilitate weekly meetings with Owner, Architect and Designscapes Colorado Inc. to review project progression.  This includes updating the project schedule (MS Project), job status log, RFI log, and submittal log.
  • Determine possible scope increases, issue new RFI’s, work with estimator regarding proposals, complete applications for payment and provide to project administrator. 

Safety

  • Serve on the Safety Committee.
  • Ensure that Driver Inspection Reports (DIR's) are in compliance with DOT regulations. Properly prepare and ensure each job site is safe following local, federal and Designscapes Colorado Inc. company policies. 
  • Conduct weekly safety “tailgate” meetings and on the site training. 
  • Prepare site specific safety plans for each site. 

Additional Responsibilities

  • Phasing a project with a proactive approach to the scheduling requirements of specialty contractors. 
  • Manage all subcontractor contract documents.
  • Reduce labor, safety and financial risks.
  • Recruit, hire and train new field employees. 
  • UNCC point of contact. 
  • Coordinate with shop manager for equipment maintenance schedule.

Snow Removal

  • During winter months when landscaping projects are no longer scheduled, must be available 24/7 to assist in removing snow from various industrial and residential properties and complete.
  • Complete snow removal logs. 

Qualifications

Education and Experience

  • Bachelor's degree (BA/BS/BEng/BArch) in a technical area of study or equivalent years of experience (two years’ experience to one year of education).
  • Minimum 5 - 7 years of related experience and/or training. 

Specialized Knowledge, Skills, and Abilities

  • A complete understanding of landscape construction.
  • A strong working knowledge of irrigation construction.
  • Ability to read and understand architectural drawings. 
  • Knowledge in MS Project, leases, contracts, and construction practices. 
  • Requires advanced analytical and quantitative skills. 
  • Requires advanced knowledge of financial terms and principles.
  • Ability to calculate intermediate figures such as percentages, discounts, and commissions. 
  • Conducts advanced financial analysis.  
  • Ability to comprehend, analyze and interpret complex documents. 
  • Responsible for setting work unit and/or project deadlines.  
  • Strong organizational and analytical skills.  
  • Ability to provide efficient, timely, reliable and courteous service to customers.
  • Ability to effectively present information.
  • PMP (US and/or Canada) and LEED AP preferred. 
  • Ability to solve problems involving several options in situations. 
  • Intermediate skills with Microsoft Office Suite/Project. 
  • Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines.
  • Excellent written and verbal communication skills.
  • Fluency in Spanish preferred.
