Residential Construction Project Manager

The Opportunity

As a Residential Landscape Project Manager, you will be responsible for executing plans to achieve construction project milestones and to minimize costs for a single project or area. You will oversee projects through completion and monitor critical path schedules and deliveries.

Responsibilities

Management of Project
  • Manage construction schedule and labor force required for various projects.
  • Manage the assignment of manpower, materials and equipment to maximize efficiency, maintain schedules, meet budget goals, cycle times and quality of construction. 
  • Coordinate with project Foreman on any equipment, manpower, specialized crews, material and other similar needs required for project efficiency.
  • Manage subcontractors per the scope of project with designers.
  • Provide site orientation to crew to include set up, pictures, existing conditions checklist, etc.
  • Ensure the necessary tools and equipment is available to the crew(s).
  • Keep the team motivated.
  • Purchase and have materials delivered in a timely manner while also coordinating with the designers.
  • Resolve building code issues and permitting (includes close out of permits).
  • Communicates issues and coordinates activities to designers, foreman and homeowners on a daily basis.
  • Supervise the project to keep it on schedule and within budget. 
  • Monitor client satisfaction.
  • Coordinate with Designer on who is doing final walk-through. 
Administrative
  • Weekly processing of timesheets; weekly delivery on paychecks.
  • Process and negotiate change orders as needed (coordinate with designer).
  • Issue Purchase Orders (PO's).
  • Maintain document control.
  • Monitor labor cost analysis weekly and make changes as required to stay within the budget.
  • DIR reporting is kept current.
Safety
  • Ensure job sites are safe following local, federal and CDI company policies. 
  • Print safety "tailgate" meeting topics, conduct on-site training and record tailgate meeting sign offs.
Equipment
  • Responsible for scheduling equipment maintenance.
Project Close-out
  • Complete punch list.
  • Conduct job cost analysis after achieving completion with Team Manager.
  • Complete irrigation adjustments as necessary.
  • Show clients how to program irrigation clock and nightscaping timer.
  • Warranty follow-up. 
Snow Removal 
  • During winter months when landscaping projects are no longer scheduled, must be available 24/7 to assist in removing snow from various industrial and residential properties and complete.
  • Complete snow removal logs. 

Qualifications

Education and Experience
  • Bachelor's Degree (BA/BS/BEng/BArch) in a technical area of study or equivalent experience.
  • Minimum of 5-7 years of related experience and/or training.
  • Must have a valid driver's license and a clean MVR.
Specialized Knowledge, Skills, and Abilities 
  • Complete understanding of landscape construction.
  • Strong working knowledge of irrigation construction.
  • Ability to read and understand architectural drawings.
  • Knowledge in MS Project, leases, contracts and construction practices.
  • Advanced analytical and quantitative skills. 
  • Basic knowledge of estimating terms and principles.
  • Comprehend, analyze and interpret complex documents.
  • Responsible for setting work unit and/or project deadlines.
  • Strong organizational and analytical skills.
  • Provide efficient, timely, reliable and courteous service to customers.
  • Ability to effectively present information.
  • Ability to problem-solve.
  • Intermediate skills in Microsoft Office Suite.
  • Make decisions made with thorough understanding of procedures, company policies and business practices to achieve deadlines.
  • Bilingual (English/Spanish) required.
